The construction industry has long been challenged by shortages in labor, low profit margins and poor project delivery performance. As a result, many construction companies have invested in Modern Methods of Construction (MMCs) as a way of resolving these challenges.
Modular construction is one such method and the premise is quite simple, instead of creating an asset such as a house, office block or bridge from the ground up on the jobsite, as many components of the asset as possible are manufactured away from the jobsite and then delivered to it, where the labor force then construct the pre-made panels, walls, bridge segments, etc.
Ironically modular construction is not new a construction method: in the late 1960s-70s, it was a standard in many countries such as Japan and the United Kingdom, popular due to the speed an asset could be constructed and at a lower price than traditional methods. However, due to poor build quality, popularity for this method of construction dwindled and it’s only recently it has resurfaced, but why is this?
Fundamentally, it is due to innovations in the industry; as new materials, information and technologies become more readily available they are being applied to improve the quality of these assets, while still gaining the benefits of lower cost and speedier construction. During the pandemic, it also allows continued operation on of construction companies in a safe, secure and controlled way.
